EBRD-led $265m loan backs new Grand Hyatt overlooking Giza's pyramids and Grand Egyptian Museum
ADD Properties, the hospitality developer of Sami Saad Holding, has lined up a USD 265 million syndicated loan led by the European Bank for Reconstruction and Development, anchored by a new Grand Hyatt hotel on the Giza Plateau overlooking the Grand Egyptian Museum and the pyramids, announced on 31 October 2026.

Who is lending what
The EBRD is arranging the deal as initial mandated lead arranger and bookrunner, and it is providing the largest single facility, at USD 127.5 million. The International Finance Corporation (IFC) is lending USD 60 million as a mandated lead arranger, Emirates NBD Egypt is lending USD 40 million, and the National Bank of Egypt (NBE) is lending USD 37.5 million. Together, the four facilities add up to the USD 265 million package.
EFG Hermes, the investment-banking arm of EFG Holding, acted as sole financial adviser and bookrunner, pricing the loan and placing it across the four lenders. ADD Properties is the hospitality developer of Sami Saad Holding, and it previously traded as AlDau Development; some trade coverage calls the borrower ADD Real Estate or ADD Developments, but the EBRD and the Egyptian State Information Service name it ADD Properties.
What the money is for
The financing will strengthen ADD Properties’ capital structure, support continued growth and investment across its hospitality portfolio, and consolidate the value of its assets at a time of heavy capital spending. Part of it refinances the existing debt of its subsidiary AlDau Development, and part funds land, refurbishment and further capital expenditure.
The centrepiece is the new Grand Hyatt in West Cairo, on the Giza Plateau overlooking the Grand Egyptian Museum and the pyramids. Lender and company announcements describe it as a 400-room hotel, and the wider package also supports the acquisition of hotel assets for Hyatt Regency Cairo West and Hyatt Centric Cairo West, alongside refurbishment of the group’s existing portfolio. The package is complemented by technical assistance for LEED Silver certification across the portfolio, governance work, and hospitality training for young women and men in Cairo and Hurghada.
Why the numbers moved
The final figures settle a plan that has been public for more than a year, and they differ from the early ceilings. ADD Properties put its Hyatt-backed plan at above USD 200 million in June 2025, when the EBRD’s project summary set its own ticket inside a package of up to USD 265 million and the IFC opened at up to USD 100 million. The IFC’s board later approved its share at USD 66.3 million on 26 June 2026. This week’s arrangement is what fixes the final numbers: the EBRD at USD 127.5 million, the IFC at USD 60 million, and the two Egyptian banks at USD 40 million and USD 37.5 million.
ADD Properties is no newcomer to the Hyatt name in Egypt: it brought Hyatt back to the country with Hyatt Regency Cairo West, which opened in 2022. The new Grand Hyatt now sits in a fast-moving West Cairo hotel race around the same plateau. Singapore-based Hotel101 Global has entered Africa with an EGP 5.5 billion, 750-room project near the Grand Egyptian Museum and the pyramids, due for completion by 2029, while Orascom Pyramids Entertainment is slated to inject EGP 500 million next year into plateau infrastructure, services and cultural events.
What is still not announced
The announcements do not give an opening date for the Grand Hyatt, nor do they disclose the loan’s tenor or interest terms. Those details are left blank here rather than estimated. What is certain is the scale of the backing: a quarter of a billion dollars, led by Europe’s development bank, for a hotel whose selling point is written into its address — a view over the Grand Egyptian Museum and the pyramids of Giza.
